Having an HVAC system that works well is a joy, but one that malfunctions can cause all kinds of grief. If they break, they are very costly to get up and running again. Follow these tips to put yourself in the best position.
Clean your fan and coils when the weather begins to warm. Except when cleaning the outside, turn the unit off when performing any type of maintenance. Remove leaves and debris from the outdoor unit.
Clean the debris from outside units often. Things pile up after storms and damage your system. It can cause your system to malfunction by overheating.
Clean the coils on the condenser fan from time to time. First, make sure the power is off to ensure nothing moves while you are working. Remove the grill and the blades, and then you can give them all a gentle clean.
When you are cutting the grass, be sure not to cover your outdoor units with clippings. Direct the grass clippings in a direction away from the HVAC unit. This also applies to blowing leaves or moving debris. Just be careful with that exterior HVAC unit.
Lubricate the oil ports on your condenser once each year. These ports are typically covered with caps made of metal or rubber. Get an oil that is SAE 20 and put about 10 drops into each port, but don’t overfill it.
You can boost the efficiency of your HVAC unit by replacing it with a new energy efficient one or moving your old one to a shady outside location. This will ensure cool air is sucked in, meaning less cooling must be done by the unit.
